A household in the mid-1980s ran a fridge, a TV, a washer and a dryer. A household now runs all of that plus a heat pump, a home office, a finished basement, an induction range and increasingly a car. The panel in the garage did not grow to match.

That mismatch is behind most of the residential calls we take. Breakers that trip when two things run at once, lights that dim when the air conditioning starts, a panel with no space left for one more circuit — these are not random faults. They are a service being asked to do more than it was designed for.

The fix is not always a service upgrade. Sometimes it is a sub-panel, sometimes a dedicated circuit for the one appliance causing the problem, sometimes a load-management device that costs a fraction of a full upgrade. Which one is right comes out of a load calculation, not a sales pitch. We run the calculation first and then tell you what the options actually are.

Older homes — the ones around historic St. Charles, Old Town O'Fallon and Frenchtown — carry a different set of issues: knob-and-tube, cloth insulation, ungrounded receptacles and panels that have been added to rather than replaced for half a century. Those are worth addressing, and they are usually worth addressing in stages so the house stays livable and the cost stays predictable.

Yes. APEX Electric carries general liability and workers' compensation coverage, and we can provide a certificate of insurance on request.

For new circuits, a service change or a panel replacement, yes — every municipality in St. Charles County requires one. The permit gets pulled and we meet the inspector on site. Simple repairs and fixture swaps generally do not require a permit.

Not automatically, but it is worth knowing what you have. Knob-and-tube, cloth-insulated conductors, ungrounded receptacles, aluminum branch wiring and recalled panel brands like Federal Pacific and Zinsco are all worth addressing. We can assess and tell you honestly what is urgent and what can wait.

Yes, and it is a large part of what we do. We work through inspection findings, correct them to code and provide the documentation your buyer, seller, agent or insurer needs.
