How commercial work goes wrong

The date slips
on the last inspection.

Almost every commercial project that misses its opening does it in the same place: the final electrical inspection, on something that was known about weeks earlier. An emergency lighting layout that does not meet the egress requirement. A hood interlock that was never coordinated with the suppression contractor. A fire alarm interface nobody owned.

None of those are hard problems. They are scheduling and ownership problems, and they are solved by working backwards from the certificate of occupancy and naming who is responsible for each gate along the way. That is how we run a build-out, and it is why we raise a risk to your date when we first see it rather than the week it lands.

The same logic applies to occupied buildings. A service upgrade in a working medical suite is not really an electrical problem — it is a sequencing problem about which panels can be down, for how long, and at what hour. We stage that work so the occupied portions keep running, and where a full shutdown genuinely cannot be avoided we take it overnight or on a weekend.

Once you are operating, most electrical emergencies announce themselves months in advance as a warm connection or a nuisance trip. A thermal scan on a scheduled interval finds those while they are still a planned repair, which is a great deal cheaper than the call-out that replaces them.

Yes, and for occupied buildings it is our default. Evenings, overnight and weekends are how most of our commercial work gets done, precisely so you do not lose a trading day to an electrical shutdown.

Yes. APEX Electric carries commercial general liability and workers' compensation coverage. We provide certificates of insurance naming your property manager, landlord or general contractor as required.

The electrical permit is pulled and we manage the electrical inspections. On a larger build-out we coordinate with the general contractor's overall permit package rather than duplicating it.

We build the electrical schedule backwards from the certificate of occupancy and flag risks to that date as soon as we see them, rather than on the day the date slips. Equipment delivery is usually the biggest variable, so we plan around it explicitly.

Yes. Scheduled panel and switchgear inspection, thermal imaging, emergency and exit light testing, and documented corrections — with the reports your insurer and fire marshal will ask for.

Yes. We assess what has actually been installed, document what does and does not meet code, and give you an honest scope to finish it correctly. It happens more often than you would think.

For lighting retrofits and qualifying equipment we prepare and file the Ameren Missouri incentive paperwork and supply the fixture documentation the programme requires. Applications generally have to be filed before the work is finished, so it is worth raising early.
